Commercial Parking Lot Construction

parking lot construction

One coordinated team for the work beneath
the pavement and the finished parking lot above it.

A new commercial parking lot is a complete site-construction project—not simply an asphalt-paving assignment. Earthwork, underground utilities, stormwater management, grades, aggregate subbase, curbing coordination, pavement structure, accessibility and traffic flow must work together.

HMA Contracting provides commercial parking lot construction for developers, general contractors, businesses, institutions, schools and municipalities throughout Albany and New York’s Capital District. Our combined excavation, sitework, drainage and paving capabilities allow HMA to manage the critical construction stages through one coordinated operation.

From existing ground to completed pavement

Parking lot construction typically begins with layout, clearing or removals and earthwork. The site is brought to the required elevations through cut-and-fill operations, unsuitable material management and compaction. Underground storm drainage and other utilities are installed in coordination with the site plan.

The subgrade is then shaped and prepared to support aggregate subbase. Fine grading establishes pavement elevations, drainage slopes and transitions. After the site is ready, asphalt is placed and compacted in the specified layers. Related items such as curbing, walks, lighting bases, pavement markings and landscaping are coordinated with the appropriate trades.

Critical elements of a successful parking lot

  • Stable subgrade and properly compacted fill
  • Aggregate subbase of the specified material and thickness
  • Positive drainage toward catch basins and approved outlets
  • Accurate grades at entrances, buildings, sidewalks and loading areas
  • Appropriate pavement design for expected traffic
  • Accessible routes and parking-area coordination
  • Safe construction phasing and traffic control
  • Clear coordination among the owner, designer and trades

Why HMA’s combined capabilities matter

When excavation, utilities, drainage, grading and paving are divided among multiple contractors, the owner and construction manager must manage several critical handoffs. HMA can self-perform many of these connected operations, improving accountability for the finished grades and pavement foundation.

This is particularly valuable when field conditions differ from the plans. A coordinated team can evaluate the effect of an underground conflict, unsuitable soil or drainage adjustment on the rest of the parking lot and respond without losing sight of the final pavement elevations.

Serving active and new-development sites

HMA can support ground-up construction as well as parking-lot replacement at occupied properties. New development work requires coordination with site utilities and building construction. Occupied sites require careful phasing, temporary access, pedestrian separation and communication with the facility.

Our project team develops a sequence that reflects the site’s actual needs, not merely the order of operations on a drawing.

Frequently Asked Questions

What work is included in commercial parking lot construction?

The scope may include clearing, removals, earthwork, drainage, utilities, grading, aggregate subbase, asphalt paving and coordination of curbing, walks and markings. The project plans and contract documents define the exact package.

Can HMA manage both sitework and paving?

Yes. Combining excavation, drainage, grading, subbase preparation and paving is one of HMA’s strongest capabilities.

How is water kept from ponding in a new parking lot?

Drainage performance depends on coordinated surface grades, catch basins, pipes, outlets and surrounding elevations. Accurate construction to the drainage plan is essential.

Can an existing parking lot be reconstructed in phases?

Often it can. Phasing is planned around entrances, emergency access, deliveries, pedestrian routes and the facility’s operating schedule.
