Why Crack Sealing is So Important

Water is the number one cause of damage to pavement. Once it gets into any cracks, it can cause damage to your parking lot that requires time-consuming and expensive repairs that may potentially disrupt your business. However, if hot pour crack sealer is used on cracks in your pavement as soon as they form, water infiltration can be minimized, extending the life of your pavement by 3 to 5 years.

But why do cracks form in the first place? Cracks form due to pavement expanding and contracting from hot and cold temperatures. If caught early, cracks can be cleaned and filled in quickly using crack sealing before any potential issues, such as potholes, form.

Benefits of Crack Sealing

Crack sealing is an affordable way to fill in cracks in pavement. The material is also incredibly durable and will move and expand with the pavement, so you won’t have to worry about the cracks reforming or water getting into your pavement. Road crews who are looking to improve the lifespan of roads and bridges will often asphalt sealing. To repair cracks, they will need to cleaned out using compressed air. They will then be sealed with specialized materials that bond well to the cracks.

Why You Need and Should Seal Cracks

If cracks in pavement are neglected, more serious issues will arise, such as potholes. Major potholes in your parking lot can deter potential customers from visiting your business – they also don’t help you make a good first impression!

If water gets in to the substrate or base of your pavement, especially during heavy rain, it can cause it to wash away. UV rays from the sun can also cause damage to the pavement of your parking lot. If there are any cracks, sun and water will accelerate the process, causing the small crack to turn into a big problem!

As we mentioned earlier, crack sealing will protect your parking lot and save you money in the long run.

Why You Should Hire A Contractor

A professional paving contractor will have the right equipment to clean and provide the best hot pour crack sealer. When it comes to a project like this, it is always best to leave it to the professionals. Additionally, they have the necessary training to apply the material for pavement crack sealing safely; the material can reach a temperature of 2000 degrees!

Often, it’s not as simple as cleaning the crack and pouring the material into it, the crack may need to be enlarged (routed) to allow the sealant to be poured in.

  1. Thank you so much for giving some examples of things that can be prevented when sealing an asphalt driveway. The example of rain and water damage, in particular, was really helpful to read because the wet and cold seasons in my area can get very extreme and that could cause some damage to the driveway I have in my yard. Once I find a paving contractor that can help seal this for me, I’ll make sure I work with them to get the entire thing sealed.
